There’s a lot packed into a very short passage, and it’s one of those excerpts I’m always coming back to and refining.
Always a work in progress.
Even by just hearing this I get shortness of breath 😮

1. Start spending money without a plan
Before painting, renovating or replacing anything, I’d determine which projects would actually improve the sale and which ones I’d probably never get my money back on.
2. Rush to put the house on the market
I’d complete the repairs, staging, photography, video and marketing plan before going live. You only get one chance to make that first impression.
3. Choose a list price based on what I hoped to get
I’d study the recent sales, current competition and what buyers are actually doing. The goal isn’t simply to list high. It’s to position the home for the strongest possible result.
A successful sale usually begins weeks or even months before the listing goes live. If you’re considering selling your Charlotte home, let’s talk before you start spending money or making plans.

Sweet! Looks well done but…I wouldn’t want renters in my backyard. I wouldn’t want to encourage any of my children to stay and I certainly don’t want long term guests.
@ickyra_onhnsonja I feel you!
I would only rent it out once I moved to a different house. Then both this and the main house would be rented and it would cash flow really well. 👍

That’s the part most people miss about real estate: your return isn’t measured against the property’s value, it’s measured against what you actually put in. Add principal paydown, the tax treatment on a primary residence, and the option to convert to a rental later, and you’re stacking several things at once that most assets don’t offer individually.
The catch is that leverage amplifies in both directions, and the math only works if the rate, the carrying costs, and your timeline line up. That part is specific to you.
Curious what the numbers look like on a Charlotte property? DM me. Not tax or financial advice — talk to your CPA about your situation.

What I’m prioritizing:
Embrace the brilliante marking—brilliance but with quality of sound
Exaggerate the pp trills for contrast
Watch the pitch in that final sustain note (C wants to go flat, clarion G sits sharp). Experiment with sliver key and C key adjustments plus flexibility to lock it in
Still plenty to refine, but that’s the beautiful part. It’s a never-ending pursuit 🎵

Here’s what I learned from buyer calls: everyone has a dream home. The problem? Many haven’t gotten clear on their actual budget first.
That’s where the loan officer comes in. Pre-approval isn’t boring paperwork—it’s the difference between house hunting and actually buying.
Think of it like music: you can’t expect to nail a performance without doing the prep work first. Same with buying a home.
As your agent, my job is to connect you with the right lender, help you get crystal clear on your numbers, and then find the best home within that reality. Not the fanciest—the right one for you.
So yeah, do the work upfront so we can actually move forward with confidence.
Ready? Let’s start with the real conversation first.
Drop a comment—what’s the wildest budget-to-wishlist combo you’ve heard? 👇
@sushi210 Of course! There are definitely clients who are confused about the pre-qualification process, financing and what the pricing is in our market, but I am always here to guide them through it 🎶

We structured a 1031 exchange before the sale — the entire tax bill deferred, and every dollar rolled straight into the next property. Same sale. Same price. $250K difference.
And here’s the crazy part: most investors I talk to have never heard of this. Because once you close, the option is gone. Forever. The planning has to happen before your property ever hits the market — not after the proceeds land.
Selling an investment property in Charlotte? DM me “1031” before you list. The most expensive conversations are the ones that happen too late.
